Accounting Questions:
- When is rent due?
Please remember that your rental payment is due on the 1st of every month. Late fees are automatically posted on the 5th of every month. We file for the dispossessory on the 10th of every month. Please submit certified funds after rent is late. - When can I pay with a personal check?
You can pay with a personal check on your second month of your lease. The security deposit and the first month of rent must be in certified funds. Personal checks are only accepted through the end of business day on the 5th. Once rent is late we only accept cashier’s checks or money orders. We reserve the right to refuse personal checks after two returned checks. - What do I do if my personal check is returned?
Your account will be issues an NSF fee of $40 and we will require certified funds for the rent. If we receive the rent after the 5th, you will be issued a 10% late fee. After the 10th, a dispossessory will be filed and a $140 charge issued to your account. - When do I get my security deposit?
Your security deposit is held in our escrow account and credited to you. The security deposit is held for the duration of the lease and cannot be used for rent during the lease. The deposit will be refunded within 30 days of the move out as long as the home is left in good condition.
Property Management Questions:
- How do I submit a service order?
Service orders are easily submitted on our website at the homepage under the “Service Request” button, or on the main menu under “Current Tenants” Dropdown. All repair requests must be in writing. Emergencies are an exception and can be called in to our office or answering service. See definition of emergency below: - What is considered an emergency?
Please call 911 for any life threatening emergencies! Repair emergencies would be any emergency involving flooding, fire (after 911!), lack of heat or AC in extreme temperatures, or anything concerning your immediate safety. All other repairs must be submitted in writing and we will resolve in a timely manner. - What do I do at the end of my lease?
We gladly encourage you to renew your lease. If you decide to renew your lease, we will negotiate the terms between you and the owner. Renewals can be emailed or faxed to you and you do not need to come into our office. If you would like conclude your lease, we will need a 30 day written notice. We will need any keys, garage remotes, pool passes returned along with a receipt from a professional carpet cleaning company (the company must use a truck mounted cleaner). The security deposit will be processed within 30 days and we will need a forwarding address for the deposit. - What do I do if I receive a homeowner's association violation letter?
The Homeowner's Association is there to protect the aesthetic value of your community. The HOA will periodically drive by your home to make sure the home is in compliance with the covenants. If you receive a violation letter, you will need to correct it immediately. Then you will need to contact BOTH the HOA and Real Property Management Group to confirm that the violation has been corrected. Pictures are always helpful.
